Luxury Specification
Kitchens: Quality in frame wood painted kitchen units with Quartz/Granite worktops. Kitchens to include all kitchen appliances, including sink, hob, oven, microwave, American fridge freezer and dishwasher. Kitchen Island / Breakfast bar as standard.
Utility: The utility room floor will be tiled with tiling above the work top. It comes fitted with a sink, work top, washing machine and tumble dryer. The Utility also comes fitted with Broom cupboard plus other wall mounted storage units.
Bathrooms & En-suites: Bathrooms and En-Suites are designed around contemporary clean lines to offer excellent quality throughout. Tiling to floor, Double vanity unit to Master En Suite. Wet areas of bathrooms &en-suites will be tiled. Shower enclosures and heated towel rails are included as standard. Pressurised water system for showers.
Wardrobes: Wardrobes are of contemporary design. Purchasers may wish to have their own input into the selection of wardrobes.
Internal Doors: Engineered solid timber four panel doors with high quality satin finish with brush chrome lever handles complete with traditional moulded architrave.
Internal Finishes: All internal walls and ceilings are plastered and painted throughout. Moulded architrave to doors and deep moulded skirting board throughout with a painted finish. Coving to selected areas.
Stairs: Oak handrail, threads and newel post to stairs.
Floor Finishes: The house comes complete with timber flooring and tiled flooring on the ground floor. All WC’s, En-suites and bathrooms are tiled and a carpet finish in all bedrooms
Services Enclosure: The boiler, water tank and heat recovery ventilation system are arranged and located in a dedicated area in the attic space.
Heating: The “A-Rated” Heat pump system delivers high efficiency precise control to each zone. In addition to the heating zones all radiators are fitted with thermostatic valves giving additional room by room control. The heat pump system has an efficiency in excess of 400% and is fitted with a weather compensator which allows for auto climate adjustment.
Secondary heating system: The house comes with under floor heating on ground floor level and an energy efficient wood burning stove in the family living room.
Ventilation System: The Heat Recovery Ventilation system supplies a constant stream of fresh air, reduces condensation and dust while recovering 90% of the heat energy from the air expelled from the house creating a saving on heating costs.
Electrical: Generous TV, light and power points throughout the house. Contemporary switches, sockets and CAT 6 wiring provided. Smoke, heat and carbon monoxide sensors provided as required.
The house is wired and ready for connection of TV, Telephone and Broadband. Sky and Virgin services are also available.
The house is wired for an intruder alarm system.
Exterior Finishes: Low maintenance brick and render finishes with maintenance free fascia and soffit boards. Bathstone string course and Bathstone bands will complete the finish on the front elevation with a Bathstone string course spanning the entire perimeter of the house. Bathstone capping will complete the parapet walls. Bathstone cills will be the finish on the front elevation with concrete cills elsewhere.
Windows: All windows are PVC double glazed argon-filled glass with high energy performance and low U values.
Guarantee: The house is covered by the 10 year Home Bond Guarantee Scheme.
Superior Low Energy Design: The house features levels of energy efficiency that are far superior to the average home cumulating in a top energy rating of “A”. A variety of features combine to ensure lower energy usage and higher levels of comfort including:

- A-Rated energy efficient windows with low U values.
- Superior levels of air tightness, when combined with the Heat Recovery Ventilation system minimise wasted energy by recycling the warm air, generated within the house, to heat the incoming fresh air.
